What makes Marblehead glass different from the rest of San Clemente
Marblehead is a hillside neighbourhood perched above Pacific Coast Highway between San Clemente and Dana Point. The streets — Avenida Pelayo, Calle Aspero, Via Cantora, and the winding roads up towards Marblehead Coastal — look directly west and northwest across the Pacific. On a clear morning you can see Catalina Island from the upper ridgeline. On a foggy July morning, the marine layer sits at exactly the elevation of your windows.
The neighbourhood was developed predominantly between 1990 and 2008. That matters because virtually every home built in this period has low-emissivity (low-E) glass — a metallic oxide coating bonded to the interior surface of the outer pane. Low-E glass is excellent at blocking UV and reducing heat transfer. It is permanently damaged by razor blades, steel wool, and some types of abrasive cleaning compounds. We see permanent scratching on Marblehead windows caused by previous cleaners who did not know the glass was low-E or did not check.
The other Marblehead-specific factor is wind. Because the neighbourhood sits elevated above PCH and directly faces the prevailing southwest onshore flow, wind-deposited grit — particularly during Santa Ana events when the wind reverses to a dry northeasterly — reaches Marblehead in larger quantities than lower-elevation San Clemente neighbourhoods. During a strong Santa Ana, dust from the inland canyons deposits on every west-facing surface in the neighbourhood within hours.

Low-E Glass — What You Need to Know
The most important thing about Marblehead window cleaning
We talk about low-E glass in the context of Marblehead specifically because the damage we have seen from incorrect cleaning technique here is worse than anywhere else in San Clemente. This is not a generic warning — it is something we see on properties in this neighbourhood.
Low-E glass has a thin metallic oxide coating — usually on the interior surface of the outer pane, called surface two in the four-surface numbering system for dual-pane windows. You cannot see it with the naked eye. You can detect it by holding a match near the glass at eye level and looking at the reflected flame: low-E glass produces a colour shift in one of the reflected images.
What damages low-E coatings: razor blades, steel wool, abrasive scrubbing pads, and certain solvent-based compounds. A single razor blade pass leaves a permanent scratch. There is no repair. The window must be replaced.

For ocean-view properties on the western ridgeline — where panoramic views are the primary reason the property commands its price — we typically recommend a ten-week summer cycle. The view is only valuable when the glass is clear.
