Residential Window Cleaning in San Clemente
What makes residential window cleaning on the San Clemente coast different
San Clemente is one of the most demanding environments for residential glass in Southern California. The Pacific Ocean is within three miles of every home in the city. The Metropolitan Water District imports all of the city’s water from outside the region — water with mineral content that deposits on glass every time an irrigation system runs. Santa Ana wind events from the northeast canyons deposit fine silica grit on every surface, sometimes within hours of a professional clean.
San Clemente windows need professional cleaning more often than comparable homes in Los Angeles or San Diego, require different chemistry depending on the specific problem — salt film, hard water, or grit — and benefit from a cleaner who understands the neighbourhood-level exposure differences across the city.
We work in all San Clemente neighbourhoods and we know that the right schedule and technique for a Pier Bowl beachfront property is different from what a Talega interior lot needs, which is different again from what a Forster Ranch home on a canyon-facing street requires. We assess at the first visit and give you a schedule based on your specific property.
Do we clean windows only? Yes. Not gutters. Not pressure washing. Not solar panels. Window cleaning in San Clemente’s coastal environment is a specialisation in itself.
Salt film from the Pacific
Every home within three miles of the coast accumulates sodium chloride from Pacific aerosol. Rate depends on proximity, elevation, and prevailing wind.
Hard water from MWD irrigation
San Clemente has no local groundwater. All water is MWD-imported with elevated dissolved mineral content. Calcium and magnesium deposit on glass every irrigation cycle.
Santa Ana wind grit
Northeast wind events carry fine silica grit from inland canyons across all of San Clemente. Grit in tracks is abrasive on glass edges.
Low-E glass on virtually all post-1990 homes
The dominant glass type in modern San Clemente construction. Cannot be cleaned with razor blades or abrasive compounds. We confirm glass type before any treatment.
What Is Included
What a residential window clean in San Clemente includes — every visit
No optional add-ons at extra charge. The following is what we include on every residential clean.
Exterior glass — all panes
Every exterior pane including upper-floor windows, transom windows, sidelights, and glass doors where safely accessible.
Salt film pre-treatment
For properties with active salt film accumulation, we apply a dedicated salt film solution before the scrub step to break sodium chloride crystal bonds.
Mineral treatment for hard water
For Talega, Forster Ranch, Rancho San Clemente and irrigation-heavy neighbourhoods, we apply phosphoric acid-based mineral remover matched to the deposit stage.
RODI pure water rinse
We use reverse osmosis deionised water at 0 TDS for the final rinse. When it evaporates, it leaves nothing behind — no spots, no mineral residue.
Screen removal & wash
Every screen comes off before we touch the glass. We scrub screens with a screen brush — not just rinse — and set them to dry before reinstalling.
Track vacuum & wipe
We dry-vacuum tracks before applying any water. Coastal grit mixed with moisture becomes abrasive paste. Vacuum dry, then wipe.
Sill and frame detail
Window sills and frames are wiped down at the end of each visit. Salt deposits on frames can run back onto glass in the next rain or heavy dew.
Interior glass — if included
Interior cleaning available as part of the booking. Requires someone to be home. Interior glass benefits from cleaning every second or third exterior visit.
San Clemente Neighbourhoods — What Each One Needs
Every neighbourhood has a different exposure profile
Pier Bowl
Highest salt exposure in San Clemente. Esplanade, Beach Road, Linda Lane: every 6–8 weeks in summer. Salt film dominant. Many STR properties needing checkout-aligned scheduling.
North Beach
Direct ocean aerosol one block from the sand. Ole Hanson Beach Club adjacency, high STR density. Summer: every 6–8 weeks. Salt film primary.
Southwest San Clemente
Cyprus Shore and Cotton Point bluff-top: dual salt aerosol vectors. Shorecliffs: golf course irrigation adds to hard water load. Interior: older glass, moderate exposure.
Coast District
Historic downtown, pier adjacency, foot-traffic grit on lower windows. Original Spanish Colonial glass on some properties. Mix of salt film and urban particulate.
Talega
Hard water primary, minimal salt film. MWD irrigation on large lots, daily cycles. Low-E glass throughout. 10—14 week schedule.
Forster Ranch
Santa Ana wind from northeast canyons. Hard water from irrigation. Large-format glass in The Reserve sub-area. 12—16 weeks.
Marblehead
Low-E glass virtually universal. Elevated above PCH catches Santa Ana grit and marine layer condensation. No razor blades. 10—12 week summer schedule.
Rancho San Clemente
Largest neighbourhood. Hard water primary from MWD irrigation on fully-landscaped lots. Canyon-adjacent upper streets: Santa Ana grit secondary. 12—16 weeks.
Marblehead Coastal & New Construction
Newest residential areas. Modern dual-pane low-E glass throughout. Hard water from irrigation. Some homes not yet on a maintenance schedule.
