North Beach is the neighbourhood directly south of the San Clemente Pier, running from roughly Calle Puente down to Avenida del Mar. If you live here you already know what happens to your windows. The Pacific is right there. Onshore breezes push salt aerosol off the wave faces and directly onto your glass. On the streets closest to the sand — Buena Vista, the western end of Calle Puente, the short blocks running perpendicular to the coast — visible salt film can build in two to three weeks during summer.
Most of our North Beach accounts are on a six to eight week schedule June through September. North Beach is also one of the highest-density short-term rental areas in San Clemente. The Ole Hanson Beach Club is a five-minute walk. The beach is a two-minute walk. When guests pay $350 to $450 a night for a North Beach rental, they photograph the view through your windows. Salt film shows up in those photos.

Direct ocean aerosol exposure
North Beach streets run perpendicular to the coast. Salt aerosol from the Pacific deposits directly on west-facing glass — sometimes within days of a clean during Santa Ana reversal events when offshore winds carry ocean spray further inland than usual.
2–3 week visible haze in peak summer
During marine layer season, June through September, oceanfront North Beach glass accumulates visible salt film faster than almost anywhere else in San Clemente except the Esplanade strip in the Pier Bowl.

North Beach Streets
Street by street — what the exposure looks like
Not every North Beach street has the same exposure profile. Where you are relative to the coast changes the schedule.
Buena Vista & Ocean-Facing Streets
Directly west-facing, maximum salt exposure. Summer: every 6 weeks. Winter: every 8–10 weeks. Many are STR properties with consecutive bookings.
Calle Puente & West End Blocks
One to two blocks back from the sand. Still significant salt exposure but slightly moderated. Summer: every 7–8 weeks.
Ole Hanson Beach Club Area
1928 Spanish Colonial bathhouse anchors the northern boundary. Same salt exposure as central North Beach. More landscaping means irrigation deposits on lower windows.
Interior North Beach
Streets closer to El Camino Real have reduced direct ocean exposure. Older Spanish Colonial cottages with wooden frames. Glass may show etching from years of untreated deposits. Schedule: every 10–12 weeks.
For North Beach STR Hosts
Vacation rental window cleaning built around your checkouts
If you manage a short-term rental in North Beach, you have a scheduling problem that general window cleaners don’t solve well. Your checkout is at 10 or 11 AM. Your check-in is at 3 or 4 PM. That’s a tight window, and your cleaning crew is already in there.
