Hard water stains are caused by dissolved minerals — primarily calcium carbonate and magnesium bicarbonate — in Metropolitan Water District irrigation water. When sprinkler overspray lands on glass and evaporates, the minerals remain as white or grey deposits. In San Clemente, where Talega, Forster Ranch, and Rancho San Clemente lots run automated irrigation systems daily, this is a continuous and progressive process.
What hard water stains actually are
The white spotting on San Clemente windows is calcium carbonate and magnesium bicarbonate — the dissolved mineral content of Metropolitan Water District water. This is not soap scum. It is not salt from the ocean. It is the same mineral scale that forms in kettles, shower heads, and dishwashers. On windows, it looks like white or grey spots, rings, or a chalky film concentrated on the lower half of windows near ground-level irrigation.
San Clemente has no local groundwater supply. All of the city’s water is imported Metropolitan Water District supply, transported from the Sacramento-San Joaquin Delta and the Colorado River system. By the time this water reaches San Clemente at the far end of the Southern California distribution network, its dissolved mineral content is among the highest in Orange County — consistently above 300 mg/L total dissolved solids, sometimes significantly higher depending on the season and source blend.

Talega is a master-planned community built around a golf course and designed for maximum landscaping. Lots are fully irrigated, often with multiple irrigation zones running on daily or every-other-day schedules. The combination of large irrigated lots, dense plantings, and the golf course’s own extensive irrigation creates an environment where mineral-laden water reaches adjacent glass surfaces more frequently than in most other San Clemente neighbourhoods.
Talega also sits at the end of the local water distribution system. The MWD water that reaches Talega has often been blended from multiple source reservoirs and has had the longest transit time through the distribution network. End-of-line water tends to have higher dissolved solids concentrations than water closer to the treatment source.
Rancho San Clemente: large lots, full irrigation, canyon exposure
Rancho San Clemente has some of the largest residential lots in San Clemente, meaning more irrigated surface area and more sprinkler heads. The automated timing — typically 2 to 5 AM to take advantage of lower evaporation rates — means the mineral-rich water sits on glass surfaces during the cooler overnight hours and evaporates slowly in the morning sun. Slow evaporation produces denser mineral deposits than fast evaporation in midday heat.

What is MWD water?
The Metropolitan Water District of Southern California delivers imported water from the State Water Project (Northern California) and the Colorado River Aqueduct. San Clemente, as a retail customer at the far end of the distribution network, receives MWD water that has been treated, stored, blended, and transported over long distances. The mineral content that remains after treatment is what accumulates on your glass.

How hard water stains progress on San Clemente glass follows a predictable pattern. Understanding the stage determines what treatment is appropriate and what result is achievable.

Why staying at Stage 1 matters financially
A Stage 1 treatment on a standard Talega or Rancho San Clemente home costs the same as a standard maintenance clean — $150 to $250. A Stage 2 treatment after eighteen months of no professional cleaning costs $300 to $600 because of the additional dwell time and multi-step treatment required. A Stage 3 property may cost $400 to $900 in treatment and may not achieve full clarity. Maintaining a schedule keeps deposits at Stage 1 permanently.
Why standard glass cleaner doesn’t remove hard water stains
The chemistry is the reason. Calcium carbonate and magnesium bicarbonate are alkaline mineral deposits. Standard glass cleaners — Windex and similar products — are pH neutral or mildly alkaline. Like cannot dissolve like. A pH neutral cleaner applied to an alkaline mineral deposit does not dissolve it. It may temporarily hydrate the deposit and make it less visible when wet, but as the cleaner evaporates, the deposit is still there.
The correct treatment chemistry is an acid-based mineral remover — typically phosphoric acid or oxalic acid at the correct dilution for the deposit stage. Acid reacts with alkaline calcium and magnesium compounds and dissolves the mineral bond, allowing deposits to be rinsed away.
DIY options include white vinegar (acetic acid), which is appropriate for Stage 1 deposits on non-coated glass and works reasonably well if applied generously with adequate dwell time. However: vinegar is a weak acid that is not effective on Stage 2 or Stage 3 deposits, and should not be used on low-E coated glass without understanding the implications.
The low-E glass caveat on acid treatment
If your San Clemente home was built after 1990, your windows almost certainly have low-E coating on the interior surface of the outer pane. Professional phosphoric acid mineral removers at correct dilutions are safe for use on the exterior surface of low-E glass when applied correctly. What is not safe: applying acid products to the interior surface of the outer pane, which is where the coating sits.
How we remove hard water stains from San Clemente windows
Stage 1 treatment: We apply a phosphoric acid-based mineral remover at the appropriate dilution with sufficient dwell time. We scrub with a non-abrasive microfibre sleeve to physically lift the dissolved deposits. We rinse with RODI water at 0 TDS — which leaves no mineral residue when it evaporates. The result on Stage 1 deposits is complete removal to clear glass.
Stage 2 treatment: The same chemistry with a more concentrated application, longer dwell time, and multiple treatment passes on heavily affected areas. We may apply the treatment two to three times to the same pane, rinsing between applications. The result is typically full or near-full clarity, but the process takes two to three times as long as Stage 1.
Stage 3 assessment and treatment: We inspect the glass before starting to determine whether etching is present and how extensive it is. Etching is a physical change in the glass surface that cannot be removed by cleaning. We tell you what is realistically achievable before we start. On Stage 3 glass without significant etching, acid treatment achieves very good results. On Stage 3 glass with visible etching, significant improvement is possible but full clarity is unlikely.
Can hard water stains come back after removal?
Yes, if the irrigation system is still running and the windows are not cleaned on a regular schedule. Hard water stain removal removes the deposits that have accumulated. It does not change the mineral content of the water coming out of your irrigation system. The next irrigation cycle deposits mineral-rich water on your glass. Over the next twelve to sixteen weeks, Stage 1 deposits begin accumulating again.
This is why we recommend establishing a maintenance schedule after the initial removal rather than treating the clean as a one-off job. If you are on a twelve to sixteen week schedule, your windows stay at Stage 1 permanently — quick to treat, low cost, and always clean.
